We will then book your viewings with you and update you with offers

If you are looking to Sell it Yourself we offer:

Sell it Yourself - PAID UPFRONT - £100.00 + VAT

- An ideal option if you want to pay upfront, upload your own details and do your own viewings

- £100.00 + VAT is paid upon commencement of marketing

-  £300.00 + VAT is paid upon completion


If you are looking to Let it Yourself we offer:

Let it Yourself - PAID UPFRONT - £100.00 plus VAT

- The most popular online option if you want to upload your own details and do your own viewings

-  We market the property, forward viewings to you, reference potential tenants, register their deposit, produce the tenancy agreement and get them moved in. 

- Once they are in it is your responsibilty to collect the rent, carry out regular inspections and any maintenance queries

When you Instruct us you confirm that you do so with the knowledge, consent and agreement of each and all of the legal owners and occupiers and those who have an interest in the marketing and/or sale/letting of the Property. Further, you confirm that you have all relevant authorities and authorisations as are necessary or required to enable you to take advantage of the products and services
It is a legal requirement for you to have commissioned an EPC before we are able to start the marketing of your property. It is your responsibility to ensure that you have a valid and up to date EPC in place before your advert goes live. We can begin the uploading process if you do not have a valid EPC and will then help you to get a valid certificate in order to finish uploading the property
The details that you provide to us in relation to your property must under the consumer protection from unfair trading regulations 2008 and the business protection from misleading regulations be a true, fair and accurate description without misleading anyone. When we are doing details of properties we stick to facts and only put in the details what is there, like windows, radiators, flooring, doors, fitted units etc. This also applies to measurements which must also be accurate - see attached guidance notes here
We will generally market your property until sold or payment has run out, lettings is for 3 months and sales is for 6 months. If you are already on the market with an agent and have instructed your current agent on a sole agency agreement the terms of those instructions must be considered to avoid possible liability to pay two commissions
We will not start marketing until cleared funds have been received in our bank, we will then email you a link to our website for you to check the proposed details to either authorise commencement of marketing or make any amendments
We are required under The Estate Agents Act 1979 and the Provision of Information Regulation's 1991 to point out that the client we are acting for on the sale/letting of this property is a connected Person, as defined by that act. This means that we will always inform you as soon as we become aware of anyone making an offer for your property that is in any way connected with SA property; whether they are employed, a contractor, family member or providing services to us
In the event that you are aware of any personal interest from anyone connected with our company, you should notify us immediately
You are entitled to a 14 day cooling off period from the moment you instruct us on list my property, up until the time you approve your advert to go live. At this point it will be deemed that we have provided the marketing service and you will no longer be entitled to a refund of the marketing fee. In the event that you do cancel your advert or any products,services or optional extras, payment will be non refundable
