Landlords - FEES & CHARGES:

 

Currently, we are offering virtual appointments for valuations and instructing us

as the agent to represent you.

Please see below some fees that may still apply, we will talk you through all of the relevant costs involved on the phone

 

 

We can offer you different options when to comes to letting your home; 

 

Fully Managed - Set up fee of £150.00 + VAT & from 8% + VAT management fee per month

  • For our most popular option you will only need to be registered with Rent Smart Wales

  • We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

  • Once they are in we will collect the rent and forward it to you monthly

  • We carry out regular inspections and consult with you over any maintenance queries

 

Let Only - From 55% plus VAT of first months rent (subject to a minimum fee of £250 + VAT)

  • You will need to be licenced with Rent Smart Wales for this option

  • We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

  • Once they are in it is your responsibility to collect the rent, carry out regular inspections and any maintenance queries

 

Vacant Property Management - From £20 + VAT per property visit

  • Landlords should ensure the correct insurances are in place (buildings, contents, void cover etc)

  • We visit the property and collect the post, turn on or off lights, open or close curtains and turn on or off the boiler

Energy Performance Certificate & Property Floor Plan - £100 + VAT

  • Every property needs one, whether for sale or rent, and is renewed every 10 years. Ours come with a floor plan

Gas Certificate - £55 + VAT

  • Every landlord who has a tenanted property will need a gas safety record for that property. Solicitors, when dealing with a sale, often ask for a record 

Maintenance Work Handling Charge - £5 + VAT

  • A £5.00 plus VAT handling charge for any maintenance or work carried out at your property that we have organised

Property Inventory / Statement of Condition -From £65.00 + VAT

  • In our opinion; essential

  • A statement of condition of the property before tenancy commencement, detailing the condition of the property to ensure an easy dispute resolution

​Additional Inspections - £20 + VAT

  • Inspections requested in addition to the inspections provided by SA Property

Contract Amendment - £50.00 + VAT

  • For the renegotiation and amendment of the tenancy agreement, including tenancy renewals and rental increases

Notices - £50 + VAT

  • For the serving to the tenant the relevant notice paperwork

Rent and Legal Protection Insurance - £85.00 inc VAT (every 6 months)

  • For not just the recovery of rent arrears it also covers property damage, 75% of rent after vacant possession, eviction of squatters and more

Help with Rent Smart Wales Registration - £80.00 inc VAT

  • For the help with registering with Rent Smart Wales, this price includes the Rent Smart Wales fee of £33.50

Withdrawal from Contract - £275.00 inc VAT or Pay remaining monthly management fees (whichever is greater is paid)

  • Charge will be applied if we have agreed an offer between landlord and tenant and then the landlord changes their mind, through no fault of the tenant

  • If we have moved the tenant into the property and the landlord withdraws the property from SA Property management

Yearly Account Statement - £25 +VAT

  • For the preparation and production of your yearly accounts summary

​Hourly Rate - £20 + VAT

  • For the help with and consultation / advice of SA Property
