LANDLORDS

 

Energy Performance Certificate & Floor Plan - 

£100.00 plus VAT

- Every property needs one, whether for sale or rent, and is renewed every 10 years. Ours come with a floorplan

Gas Certificate - 

£55.00 plus VAT

- Every landlord who has a tenanted property will need a gas safety record for that property. Solicitors, when dealing with a sale, often ask for a record 

Property Inventory / Statement of Condition -

From £65.00 plus VAT

- In our opinion essential

 - A statement of condition of the property before tenancy commencement, detailing the condition of the property to ensure an easy dispute resolution

Maintenance Work Handling Charge - 

£5.00 plus VAT

- A handling charge for any maintenance or work carried out at your property that we have organised

Contract Amendment - 

£50.00 plus VAT

- For the renegotiation and amendment of the tenancy agreement

Withdrawal from Contract - 

£275 plus VAT

- Charge will be applied if we have agreed an offer between landlord and tenant and then the landlord changes their mind, through no fault of the tenant

Pay remaining monthly management fees

- If we have moved the tenant into the property and the landlord withdraws the property from SA Property management

Yearly Account Statement - 

£25 plus VAT

- For the preparation and production of your yearly accounts summary

 

Traditional Estate Agency

If you opt for the traditional way we offer 2 options: Fully Managed or Let Only

Option 1 - Fully Managed - 

Set up fee of £150.00 plus VAT % & from 10% plus VAT fee per successfully collected rent

-  For our most popular option you will only need to be registered with Rent Smart Wales

- We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

- Once they are in we will collect the rent and forward it to you monthly

- We carry out regular inspections and consult with you over any maintenance queries

Option 2 - Let Only -

From 55% plus VAT of first months rent

- We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

- Once they are in it is your responsibility to collect the rent, carry out regular inspections and any maintenance queries

 

 

Online Agency

If you are looking to Let it Yourself we offer:

Option 1 - Let it Yourself - Fully Managed - 

Set up fee of £150.00 plus VAT with 8% plus VAT fee per successfully collected rent

- The most popular online option if you want to upload your own details and do your own viewings

-  We market the property, forward viewings to you. We reference potential tenants, register their deposit, produce the tenancy agreement and get them moved in.

- Once they are in we will collect the rent and forward it to you monthly

 

Option 2 - Let it Yourself - Let Only - 

UPFRONT - £200.00 plus VAT

- An ideal option if you want to pay upfront, upload your own details and do your own viewings 

- We market the property, forward viewings to you. We reference potential tenants, we register their deposit and get them moved in

- Once they are in it is your responsibility to collect the rent, carry out regular inspections and any maintenance queries

- £200.00 plus VAT is paid upon commencement of marketing
